Kyle vs San Marcos vs Seguin: Where Should You Buy in 2026?

This is probably the most common question I get from buyers looking south of Austin: "Where should I buy?" Kyle, San Marcos, and Seguin all sit along the I-35 corridor, they all have new construction available, and they all have their own personality. The right answer depends on what matters most to you — commute, budget, schools, or lifestyle.

I've helped buyers in all three cities, so let me break down what each one actually offers and who it's best for.

Kyle: Closest to Austin, Fastest Growing

Kyle is the closest of the three to Austin — about 20 miles south of downtown, right on I-35. If you work in Austin, this is your shortest commute. During off-peak hours, you're looking at 25-30 minutes. Rush hour? Budget 45-60 minutes, but that's true for most Austin suburbs.

Kyle has exploded in growth over the past decade. The population has roughly tripled since 2010, and it shows — new restaurants, retail centers, H-E-B Plus, and a growing downtown area. The Hays CISD school district serves Kyle and is one of the larger districts in the area with newer school facilities to match the growth.

The trade-off for proximity to Austin is price. Kyle is the most expensive of these three cities for new construction. My listings in Paramount currently range from about $350K to $390K for 3-5 bedroom homes. If you're looking at a 4-bed in Kyle, plan for monthly payments in the $2,400-$2,800 range with current incentives.

Best for: Buyers who work in Austin and want the shortest commute. Families who want established infrastructure and a city that's already built out. Buyers who prioritize proximity over price.

San Marcos: College Town With Character

San Marcos sits about 30 miles south of Austin on I-35 — roughly 10 more minutes than Kyle. What San Marcos has that Kyle doesn't is character. Texas State University brings energy, good restaurants, live music at places like Cheatham Street Warehouse, and a younger vibe. The San Marcos River runs right through town and is one of the best outdoor amenities in Central Texas.

For shopping, the San Marcos Premium Outlets are a legitimate draw — one of the largest outlet centers in the country. And downtown San Marcos has its own charm with local shops and restaurants on the square.

San Marcos CISD handles the schools here. It's a solid district, and the city has been investing in new school infrastructure to keep up with growth.

Price-wise, San Marcos lands in the middle. I work with two communities here: Trace and Whisper South. Trace has homes from about $280K to $394K, while Whisper South ranges from $290K to $373K. Monthly payments generally fall in the $2,000-$2,700 range. More house for the money compared to Kyle, with a small commute trade-off.

Best for: Buyers who want a city with personality — not just subdivisions. Young professionals and families who value outdoor recreation. People who work remotely and care less about commute distance.

Seguin: Most Affordable, Small-Town Feel

Seguin is about 35 miles east of San Marcos on TX-130 and I-10 — so it's a different axis than Kyle and San Marcos. If you work in San Antonio, Seguin is actually closer than Kyle is to Austin. Commute to downtown SA is about 40 minutes.

Seguin has a genuine small-town feel that Kyle and San Marcos have largely outgrown. The downtown square has been revitalized, there's a good farmers market, and the Guadalupe River runs through town. It's quieter, more laid-back, and noticeably more affordable.

I have three communities in the Seguin area: Swenson Heights, Navarro Fields, and Arroyo Ranch. Homes start as low as $241K and top out around $349K. Monthly payments range from roughly $1,600 to $2,200. You can get a 4-bedroom home in Seguin for what a 3-bedroom costs in Kyle.

Seguin ISD covers the schools. It's a smaller district with a community focus. For families who want their kids in a less crowded school environment, that can be a plus.

Best for: Budget-conscious buyers who want the most house for the money. Families who prefer a quieter, small-town environment. People who work in San Antonio, New Braunfels, or remotely.

Other Communities Worth Considering

These three cities get the most questions, but don't overlook other options in the area. Bollinger and Sunset Oaks in Maxwell offer affordable homes between Kyle and San Marcos. Hartland Ranch in Lockhart gives you larger lots and a historic downtown. Spring Valley in New Braunfels puts you near the Comal River and Schlitterbahn. And Sonoma Oaks in Fredericksburg — if you want Hill Country living with the lowest property taxes of any community I work with.
